Accounting Analyst

Summary of the Role:
The Accounting Analyst supports the financial operations of a multi-unit real estate portfolio by preparing monthly financial statements, assisting with year-end preparation, analyzing property-level performance across multiple entities, and providing support with budgeting and forecasting. Working closely with finance, operations, and leadership teams, the role also requires strong attention to detail, the ability to manage multiple entities simultaneously, and a solid understanding of real estate accounting principles.
This position is well-suited for a candidate pursuing their CPA designation, ideally enrolled in the program and progressing toward completion, and offers valuable hands-on experience in a dynamic, multi-entity environment.
Core Responsibilities
- Analyze property-level financial performance (occupancy, rent rolls, expenses, NOI, etc.);
- Monitor budget versus actual results and investigate variances;
- Prepare monthly portfolio performance summaries for leadership;
- Prepare and review weekly A/R reports and monitor NSF’s overall entities;
- Support year-end preparation;
- Maintain and update development pro formas and financial models;
- Perform sensitivity analyses (rents, interest rates, costs, timelines);
- Support financing submissions with financial data and models;
- Track loan terms, covenants, and key dates;
- Model refinancing scenarios and cash flow impacts;
- Support annual budgeting and periodic forecasting processes;
- Analyze potential acquisitions, dispositions, or capital allocation options;
- Consolidate data from accounting, operations, and development teams;
- Respond to ad hoc analysis requests from leadership;
- Respond to property tax RFI’s and CRA audits;
- Bi-weekly payroll administration.
Qualifications & Required Skills
- Bachelor’s degree in Accounting, Finance, or a related field;
- Enrollment in or progression toward the CPA designation is considered an added benefit;
- Strong analytical and quantitative skills;
- High attention to detail and accuracy;
- Solid understanding of financial statements and key real estate metrics, including NOI, IRR,
- DSCR, cap rates, recoverable expenses, and intercompany tracking;
- Advanced Excel skills, including financial modeling;
- Ability to work with and interpret large datasets and multiple sources;
- Ability to structure issues and deliver clear, actionable outputs;
- Strong organizational and time management skills;
- Comfortable working across multiple priorities and projects simultaneously;
- Strong written and verbal communication skills;
- Ability to clearly present complex financial information simply and concisely;
- Experience and training in Yardi systems will be considered an asset.
